As the DJC reported on Monday, BKM Capital Partners paid about $85 million for industrial properties in Tukwila and Kent. They total about 401,000 square feet. The seller was Link Logistics, a Blackstone company. In a subsequent press release, BKM's Brett Turner said, “The portfolio offers several features that are difficult to replicate in infill locations, like flexible suite sizes, low office finish and direct access to the region's core transportation network.” BKM intends to put $4 million into various improvements. The buildings date from 1973 and 1979, and are about 84% occupied by various small tenants. BKM's Brian Malliet added, “The Kent Valley remains a land-constrained, infrastructure-rich corridor with deep labor access and sustained demand from a diverse set of users across logistics, distribution, aerospace, manufacturing and other services.” The seller's broker was Buzz Ellis at JLL.
