Infiniti of Bellevue is now a TOD offering at Wilburton Station

Looking west, the property is kitty corner to the station.

Over in Bellevue, east of the freeway, the old Auto Row is shrinking fast. A proximate cause is, of course, Wilburton Station and its light-rail connection this spring to Seattle and points beyond. Developers began buying up car lots along 116th Avenue Northeast well over a decade ago.

We've since seen some new developments, and there are a half dozen plans brewing for more. And, last year, the city upzoned Wilburton — allowing high-rise construction near the station.

All of which gets us to the 1.9-acre Infiniti of Bellevue property. That's at 11815 N.E. Eighth St., a few steps south of the station. Cushman & Wakefield recently put it to market, unpriced, with no stated deadline for offers.

The dealership opened circa 2005, when westbound commuters' only choice was on which floating bridge they'd prefer to be stuck in traffic. The land and dealership are owned by local partners associated with other Nissan-Infiniti operations. The property last traded for $4.6 million; the county now assesses the land at about $21 million.

Brokers Tim McKay, Dan Chhan and Matt Kemper call it “one of the most compelling mixed-use development opportunities in the Pacific Northwest.”

The new zoning is MU-H, with the H meaning high rise. That “allows a building height of up to 250 feet with no maximum floor area ratio, enabling a range of midrise to high-rise mixed-use configurations including residential, retail, office and hospitality.”

To date, we've seen only one high-rise plan, from KG Investment Properties, which has been so active on 116th. Two towers are being contemplated, along with midrise components. There's no guarantee the costly towers will get built.

Midrise multifamily is, as ever, the safer and cheaper bet. Go that route on the Infiniti property, and Cushman guesstimates that 360 units might result. No new plans have been filed.

What are the other big TOD prizes in that area? As the DJC noted last fall, NAI Puget Sound Properties and Savills are attempting to sell the Mutual Materials property, with its 2.8 acres. That's at 605 119th Ave. N.E., about a 9-minute walk north to Wilburton Station.

American Capital Group now has detailed plans to redevelop the old Dodge-Chrysler property on 116th, with its 3.4 acres. Brokers there are unknown.

There's also no obvious representation for the 1.8 acres at 50 116th Ave. S.E. PMB is planning a big new medical building there, with a location that's about an 11-minute walk west to East Main Station.

Farther south, at 306 116th Ave. S.E., there's a 1.7-acre site that's also walkable to East Main Station. CBRE says that's under contract to sell.

And savvy brokers are surely offering more prime sites quietly and off-market. As always, the DJC would love to see those sales flyers.
