365 Shoreline units may follow pending sale

Four single-family homeowners in Shoreline have bundled their properties into an assemblage represented by Westlake Associates. The asking price is $11.5 million, for nearly 2 acres with midrise zoning. The listing says a sale is pending.

Late August brought a new six-story apartment plan, filed by architect Clark Barnes at 18318 Third Ave. N.E. That's just west of the freeway, and a seven-minute walk to Shoreline North/185th Station (on the other side of I-5).

City records list the intended developer as Guardian Real Estate Investors. Though the units aren't yet enumerated, Shoreline calls it an affordable housing project. Guardian has been known to work in that sector.

County records show that a purchase agreement was terminated earlier this summer between the four sellers and Wood Partners, a regular in our market — and with past experience in Shoreline. The prior agreement was inked in 2022.

Westlake's sales materials offer no blueprint for the detailed Guardian/Clark Barnes plan to come (assuming the land sells). But the listing includes a conceptual multifamily scheme from Caron Architecture with six stories, 365 units, retail and 408 underground parking stalls. So that's an indication of the zoning envelope and possible scale.

The brokers at Westlake are David Petersen and Chad Martini. The assemblage appears to have been listed (or re-listed) two years ago. The station opened in the summer of 2024. The listing says that the property went off-market this past May.
