Looking west, Onni’s undeveloped lot is in the foreground.

Now going by a slightly different address, 2340 Sixth Ave., Seattle House is the huge two-tower apartment project nearing completion in the Denny Triangle. A temporary certificate of occupancy hasn't yet been issued for its 1,131 units.

Developer Concord Pacific US said last month that the 45-story project would open at some unspecified point this fall. The residential leasing website is live, and Concord recently offered a bit more detail.

Seattle House has three sections (or brands) to open in phases. Olympic is the 12-story podium, with Dec. 15 as the anticipated opening date. There, a studio on the second floor, with 441 square feet, goes for $2,435 monthly.

Puget is the north tower, at Battery Street, with Nov. 15 as the stated opening date. A two-bed on the 44th floor, with 842 square feet, rents for $6,725.

And from Battery, looking southeast, Holland Partner Group’s Sloane is at left.

Cascade is the south tower, at Bell Street, with no opening date advertised. For all three components, Concord says studios start at $2,215, and two-beds start at $4,095. That's the low end; the high end isn't listed. The leasing website is now offering up to eight weeks of free rent to new residents.

The list of amenities is long, spanning some 50,000 square feet. General manager Nathan Leible said this month in a press release, “Seattle House represents confidence in downtown Seattle and its future. People want neighborhoods where they can walk to work, gather with friends, explore local businesses and enjoy the best of city life.”

Hard-hat tours are now available by appointment. There's also a nearby leasing office at 2230 Eighth Ave., about a block east on Bell.

Construction began on the half block over five years ago, under the Concord-related firm Centreville Construction (also Canadian). Local shop HB Management assembled the land back in 2015, secured the building permits for what it then called BB6, then sold to a Concord-related LP in 2018 for about $60 million. (HB also retained some undetermined stake in the project.) Arcadis IBI Group is the architect, and Avenue5 Residential the property manager.

The retail brokers are Eric Zuehlsdorff and Andrew Miller at Real Retail, with about 13,575 square feet on offer. The two north bays on Battery are claimed, per leasing materials. City records don't yet name any tenants. At least one of those bays is to be the future in-house leasing office.

The project was once announced as condos, with fewer and larger units. That was before the pandemic. Cushman & Wakefield put the project on the market last fall; if there's a buyer on the hook, that deal could follow the TCO. Cushman also arranged the $517 million construction loan from Canadian firm Otera Capital.

Total project size is well over 1 million square feet, including retail, amenities, and seven levels of underground parking, with some 670 stalls (80 spaces are reserved for shoppers). It's Seattle's largest apartment project currently underway.

By way of comparison, Onni Group could reach 2,119 units if and when it completes two more towers in its SLU cluster. (That's centered on the former Seattle Times blocks.) And the twin-tower Aero1200 project nearing completion on Denny Way will have 927 units, a Trader Joe's and a hotel.

Directly east across the alley from Seattle House, at 2301 Seventh Ave., Onni has an approved two-building , 622-unit proposal. But those 42-story towers, also planned before the pandemic, were also to include 320,000 square feet of offices in the podium. That half block remains bare dirt for now.
