Sound, lake and riverfront property is not shrinking; it only seems that way.
For many people, living by the water brings contentment and, often, rapid appreciation of property values and therefore a great reluctance to relinquish ownership. Property is left to sons and daughters or sold by word of mouth to relatives and friends. And when waterfront is available on the open market, the price usually is beyond the reach of the average person.
