Ledcor Industries

Seattle Building Division, vice President: Mike Fisher
Specialty: General contractor, construction manager and design-build contractor in retail, office, hotels, casinos, multi-family high-rise buildings and light industrial
Year founded (local office): 1967
1999 revenues (corporate total): $950 million
Projected 2000 revenues (corporate total): over $1.5 billion
Largest current project (local): construction management for Lincoln Square, $300 million project by Westbank Projects Corp., general contractor on Palazzo Condominium by Su Development.

Construction in the Puget Sound region is at an all-time high for Ledcor, according to Larry Prescott, director of pre-construction services at the firm’s Mercer Island office. Last year’s revenues were higher than anticipated and this year’s revenues are expected to exceed last year’s.

Ledcor has offices throughout North America, including Vancouver, B.C., Calgary, Denver, Reno, Toronto and Washington, D.C. Locally, Ledcor is providing construction management services for Lincoln Square, a $300 million mixed-use project in downtown Bellevue. The two-tower project, developed by Westbank Projects Corp. of Vancouver, B.C., will feature 500,000 square feet of office space and a 40-story residential/hotel tower at Bellevue Way Northeast, east of Bellevue Square.

Ledcor is general contractor for Su Development’s 11-story Palazzo Condominium at Northeast 12th Street and 106th Avenue Northeast in downtown Bellevue. Scheduled to be completed this May, the Palazzo will have 93 condominium units, with 10,000 square feet of office and retail space at street level.

Ledcor is also general contractor for a new Costco warehouse in Tacoma.

"We are anticipating substantial growth in the development of high-rise residential structures along with expansive growth in e-commerce and Internet-related industry space requirements," Prescott said. "Ledcor will continue to pursue projects reflecting our historical core business, such as high-rise residential, commercial and retail developments."

Ledcor, like many other local contractors, has felt the strain of finding qualified labor in the midst of a robust construction market. "Our response to this shortage has been to focus on identifying quality sub-contractors and then working on building relationships with them," Prescott said, "which allows us access to sub-trades during times of labor shortage."
