OKA designs 9th & Thomas

Olson Kundig Architects was scheduled to meet Wednesday night with a city design-review board to show the latest drawings for a project called 9th & Thomas.

Documents on file with the city describe the building as having an open framework with structural elements exposed behind exterior glass, a nod to South Lake Union's industrial roots.

The nine-story tower will be set on a three-story podium with a mid-level roof garden.

Nearly 153,000 square feet of office space and 12,000 square feet of ground-level retail are proposed. Parking will be on three underground levels. Plans show about 2,400 square feet of residential space.

9th & Thomas Partners LLC is the owner, with Sellen Construction President Scott Redman listed as the contact. A Sellen spokesman said the firm is likely to be the contractor for the project.

The DJC reported last year that the Redman family has owned three parcels at 234 Ninth Ave. N. since 1944. Sellen's offices are across an alley from the proposed tower.

Plans say the project will be LEED gold or equivalent, with chilled beams, heat recovery pumps, LED lighting, solar shades, showers and bike racks, and electric car charging stations. There also will be a green streetscape with seating and sidewalk rain gardens.

Point32 is the owner's rep and SiteWorkshop is the landscape architect.

Point32 was development partner for the Bullitt Center at 1501 E. Madison St. on Capitol Hill.
