10 green townhouses in SolHaus will be done in May on Capitol Hill

SolHaus is 10 “ultra-green” townhouses at 410-416 12th Ave. E. on Capitol Hill that will be done in May.

Modern on 12th LLC is the owner, and said all but one of the units have sold for prices ranging from $700,000 to $900,000.

The LLC is made up of Sloan Ritchie of Cascade Built and Brad Khouri of b9 Architects. Their firms are the contractor and architect.

The team also includes Root of Design, landscape architect; PanGeo Inc., geotechnical; Evergreen Certified, energy rater; and Malsam Tsang Structural Engineering.

The townhouses range from 1,382 to 1,737 square feet. Three have three bedrooms and two baths; and seven have two bedrooms and two baths.

The developer said Passive House principles were used in the construction. The units have dense-packed fiberglass insulation and additional exterior rigid insulation, mini-split heating/cooling and continuous fresh air filtered using state-of-the-art systems.

LED lighting is used as well as zero-VOC paints, locally sourced cabinetry, Energy Star appliances and European tilt and turn windows. The townhouses are clad in reclaimed barn wood and modern materials.

All units have private rooftop decks, and some have large windows facing a common courtyard.
