Viktoria takes shape on Second

The 24-story Viktoria Apartments has been under construction for six months and is filling its tight site along Second Avenue between Stewart and Virginia in Seattle's Belltown neighborhood.

Crews from general contractor Turner Construction have poured concrete for six levels and are prepping for the seventh floor.

When finished late next year, the $92 million project will have 249 apartments and 3,700 square feet of street-level retail. Parking will be provided for 138 cars on levels two through six, below most of the apartments. There also will be two apartments on each level of the garage.

Apartments will average just over 700 square feet. Most will have one bedroom, but 37 will be studios and 36 will have two bedrooms. They will have a contemporary look with vintage accents. Rents haven't been set.

Residents will be able to use a rooftop “sky lounge” that has a party room, kitchen, bar and pool table area, fireplace lounge, outdoor barbecue grill, outdoor fireplace and a dog area. Other amenities will include a fitness room with yoga studio, theater/game room and business center.

Weber Thompson is the architect, interior designer and landscape architect. Other designers are CKC, structural engineer; KPFF Consulting Engineers, civil; and Rushing, mechanical and electrical. Keller CMS is the construction manager.

Major subcontractors are MacDonald-Miller, HVAC; Hawk Mechanical, plumbing design-build; Holmes Electric, electrical; Walters & Wolf, curtainwall; and Patriot Fire Protection, design-build fire protection.

Harbor Urban is developing the project with Goodman Real Estate. The developers' equity partner is Capri Capital Partners LLC, an institutional real estate advisory company. National Real Estate Advisors is the lender.

Kate Joncas, president and CEO of the Downtown Seattle Association, said there are nearly 5,500 apartment units under construction in downtown Seattle as of last month. Joncas called downtown the city's fastest growing neighborhood.
