Take a cast-in-place concrete warehouse, add some paint, carpet, maple cabinetry and corrugated steel and you've got the South Lake Union offices of Mulvanny G2 Architects. The renovation cost $22 a square foot, or about $70,000 for the two-level design studio at 1165 Eastlake Ave. E.

John Trieger of Mulvanny G2 acted as project manager and general contractor, with the help of Melanie Corey-Ferrini of Mulvanny G2 who handled the interiors. Maloney & Bell did the carpentry.

Trieger said the project involved stripping the walls, painting the concrete and adding uplighting and furniture. Steel is used throughout, with steel wall panels, steel-plated doors and steel flooring.

One distinctive feature in the new space is the use of Ductsox in the heating and ventilating system. The ducts are made of a translucent woven fabric which allows air and light to pass through. They expand when filled with air and lie flat when the air handling system is turned off.
