Presales to start on View Haus 5

Cascade Built is starting presales for View Haus 5, a townhome project at 208 25th Ave. E. built to meet Passive House standards.

Designed by b9 Architects, View Haus 5 has five home designs, with a mix of two-bedroom, two-bath and three-bedroom, three-bath units that range between 1,100 and 1,700 square feet.

View Haus 5 will be completed in mid-November. Presales begin Friday, and prices start in the low $500,000s.

The project complies with standards set by Passive House Institute U.S. The standards require homes use between 80 and 90 percent less energy for heating than traditionally built homes. The units have an air-tight, super-insulated envelopes, and capture solar heat through high-performance south-facing windows.

The homes are clad with 100-year old wood taken from a barn. Outdoor spaces include a central common courtyard and private rooftop decks with piping for gas barbecues.

Inside are open floor plans, large windows, double-height spaces, LED lighting and modern finishes. The units use no VOC paints and have custom cabinetry, high-performance windows from Zola, and electric car charging.

Cascade Built owner Sloan Ritchie said the project was designed to appeal to a diverse group of buyers.

“The buyers of these homes understand the role air toxins play in asthma and allergies; are happiest when they can focus on living and not how much their utility bills will cost during a particularly cold winter; love the accessibility of living in the urban core; and they are visionaries in a larger global movement to reduce energy consumption,” Ritchie said.

Other members of the project team are structural engineer Malsam Tsang and landscape design by Devin Peterson from Root of Design. Tadashi Shiga of Evergreen Certified helped to rate the project for Built Green and Passive House standards, and Joe Giampietro of NK Architects assisted with Passive House certification.
