Security Properties closes Fund I

Security Properties sold this apartment building at 700 Broadway E.

Local firm Security Properties announced that it has sold the mixed-use apartment building at 700 Broadway E., which was the last of 17 assets in its Fund I.

King County hasn't yet recorded the sale.

The property was acquired in 2012 for $20 million, from the original developers. Over the past six years, Fund I grew to include 2,471 units in four states, totaling $392.5 million.

The properties were renovated and sold.

The company says that that, “By employing average leverage of 55 percent, the $20 million invested into Fund I returned a net $48 million.” CEO David Dufenhorst said in a statement, “The conclusion of Fund I was an extremely positive outcome for all parties involved.”

Atwood Apartments for sale

The 110-year-old Atwood at 104 Pine St. has almost 48,000 square feet.

There's still more activity just outside the Pike Place Market Historical District. At the corner of First and Pike, the 1897 Hahn Building, aka the Green Tortoise Hostel, will be razed for a new 14-story hotel and residential tower. At 107 Pine St., the old vacant old Gatewood Hotel will be renovated into a 96-room boutique hotel. And now Colliers is marketing the 55-unit Atwood apartments, at 104 Pine, for sale. The 110-year-old structure has six stories and almost 48,000 square feet. Its three retail bays are leased to Cupcake Royale, Chocolate Box and the tourist shop Simply Seattle. The Colliers team of Dylan Simon, Jerrid Anderson and Dave Schumacher is representing the property, which has been owned for decades by members of the Crim family. No price has been set.

Cascade Sotheby's adds talent

Cascade Sotheby's International Realty has announced that broker Donna Roberts and her group are moving to the firm from John L. Scott. In a statement, CSIR founder and CEO Deb Tebbs said, “Donna Roberts is one of the most respected and successful brokers in Southwest Washington — to have her choose Cascade Sotheby's speaks volumes about the impact the Sotheby's brand has in this market.” The Donna Roberts Group also covers the Portland market. Roberts said, “The fact that Sotheby's offers a national and international presence including China is very attractive to me.”

Seattle-based Russell Investments named Michelle Seitz chief executive officer and a director on the board. She will become chairman of the board Jan. 1, 2018. Seitz succeeds Len Brennan who will become a strategic advisor to the firm at the end of the year. Seitz joins Russell after 16 years leading William Blair Investment Management. She has also worked at Concord Investment Co. and Nationsbank.

Stokes Lawrence said Kathleen Burton has joined as an associate in the Financial Services practice. She previously worked in the legal department of Intellectual Ventures. She will focus on commercial lending for commercial real estate, small business, affordable housing and community development, municipal lending, and tax-exempt financing. The firm has offices in Seattle and Yakima.

Bellevue architecture firm MZA hired Yoshi Mugishima as a project architect. Mugishima has 18 years of experience in domestic and international architecture on retail, hotels, multifamily, mixed-use and residential master planning. His work includes Everett Waterfront Place Hotel and Costco stores. MZA specializes in mixed-use, office, retail, hospitality, cultural projects and urban planning.

Katsoolis has experience on workplace and hospitality projects in China and Singapore. Holt relocated from IA's Dallas office and will continue to focus on workplace design. Truhan has experience in the real estate life-cycle, with over 35 years in the public and private sectors. Wood was a senior vice president and director of firm-wide quality assurance/quality control at CallisonRTKL. McCabe has 20 years of experience as a commercial real estate broker at Kinzer Partners and Washington Partners. Her clients include Morgan Stanley Smith Barney, Starbucks and the Port of Seattle. Carroll has over a decade of experience directing operations for creative agencies. He was managing operations at firms that include Digital Kitchen and Methodologie.

Structural engineering firm Swenson Say Faget promoted Chris Potter, Ryan Anderson, Pete Krebs and Brian Rittereiser to associate principal and hired Bianca Casem as a staff engineer. Potter is managing 16th and Marshall, an apartment project in Portland. Anderson has 12 years of experience with affordable housing, tenant improvements, housing and community resource centers, including Country Doctor Community Clinic in Seattle. Krebs has 21 years of experience and is managing multifamily, TIs and hospitality projects, including The Lodge at Columbia Point in Richland. Rittereiser is managing Eastside Prep's new Performing Arts Center. Casem has two years of experience and is working on multifamily/mixed-use projects, including Blackbird Apartments in Redmond. Potter works in Tacoma and the others work in Seattle.

BHC Consultants appointed Ronald Dorn as president, replacing Craig Chambers who held the post for the last eight years. Chambers, a BHC founding member, remains on the board of directors and will manage projects until the end of 2017. Dorn has over 30 years of engineering experience managing, planning and designing municipal utility projects. He has been a board member for nine years and was director of engineering. BHC is a municipal services consulting firm with offices in Seattle and Tacoma.

In Seattle, GGLO hired Mitch Yockey as an associate. Yockey has over 30 years of architectural experience in all phases of project development. He has worked on housing, mixed-use, retail, religious, community centers, offices, mental health and TIs.

Cardno hired Gary Maynard as a senior environmental consultant in Seattle. Maynard will focus on developing Cardno's environmental permitting and compliance team in the Northwest. He has over 30 years of experience in environmental work, including land use, recreation, energy, utilities, environmental justice and transportation. Cardno is an infrastructure and environmental services company.

At its U.S. headquarters in Bothell, SLR hired Jeff Naumoff into the wastewater group as a senior project engineer responsible for technical delivery on strategic projects. He has over 20 years of experience as a technical and management consultant for projects. SLR is a UK-based environmental and advisory consultancy.

Dorsey & Whitney said Jeremy (Jake) Larson has joined the trial group in Seattle as a partner. He will also be part of the health care and public-private partnerships industry groups.

Alyssa Norris, a WSU Honors College senior majoring in civil engineering, has been appointed by Gov. Jay Inslee as the student member of the Washington State University Board of Regents.

Kent-based Hermanson Co. hired Renee Larsen as human resource manager and Ariana Poltz as human resource specialist. Larsen has over 20 years of experience in human resources, and is treasurer for Northwest Human Resources Management Association. Poltz previously was a payroll and benefits administrator for a multi-faceted real estate development company. Both are working on a new human resource information system at Hermanson.

Elizabeth Crawford joined The Walsh Group in Seattle as project engineer II. Crawford previously worked at Michels Corp., and has experience as an assistant project manager on projects within the power, wind, civil, communication and pipeline industries. She is working on three apartment renovation projects at Walsh.

The University Child Development School appointed Tony Stewart to its board of trustees, where he serves on the capital assets committee that is tasked with expanding the physical reach of the campus.
