Capitol Hill church now 12 new homes

The former First Church of Christ, Scientist on Capitol Hill has been turned into 12 living units priced from $925,000 to $1.68 million.

The historic landmark is at 16th Avenue and East Denny Way. The Beaux Arts-style structure has stained glass windows — including some Tiffany glass — and a glass domed atrium in the center that will be shared by the residents.

Joel Lavin is the developer and Joe Sacotte is general contractor and a development partner. Runberg Architecture Group is the architect. Other team members include Engineers Northwest as structural engineer, Sound Heating as design-build mechanical contractor and Sechrist Design Associates as interior designer.

Unit sizes range from 1,500 to 2,600 square feet. Several have rooftop decks and one has a private elevator from the 20-stall underground garage.

Two of the units have sold.

Materials from the church were reused in new ways in the units and common areas. Wood from the pews was remilled to make staircases and ornate plaster work from the church was restored and reinstalled on the walls.

Some of the brick and limestone will be donated to use in a new park the city is planning on a site south of the church.

In contrast with some of the elaborate details of the original structure, the new finishes are contemporary.

Openings for new clear-glass windows were added to bring in fresh air, sunlight and views while still preserving the historic facade.

The units have from three to five levels, with all living spaces at or above ground level. Residents will enter their units off the atrium, which is on the third level.

The units all have windows facing the central atrium to bring in light from the glass dome. Some of the atrium floor is made of glass tile to help brighten the lower-level spaces.

The building required extensive seismic work, including steel bracing and concrete shear walls.
