Holland Partner Group has been a key player in South Lake Union's apartment boom, but the developer also appears to have a soft spot for First Hill.
Holland is planning its third residential project along Madison Street. This one is a 17-story high rise with 205 units at 1001 Minor Ave. There will be 120 parking spaces underground and about 5,450 square feet of retail.
Documents prepared for a design review meeting this week show outdoor spaces on the second floor and the top floor, and private balconies on the third and fifth floors.
A McDonald's restaurant currently occupies the quarter-block site. Its ground lease runs until 2017, which is the soonest the tower can break ground.
Ankrom Moisan Architects is designing the project.
A design review recommendation meeting is set for 8 p.m. Wednesday at Seattle University, 901 12th Ave.
The site is on the west side of Minor Avenue, across from Coppins Well, a 17-story apartment complex Holland built in 2012. Holland also built a complex at Ninth and Madison called M Street, which has 220 apartments as well as retail and medical office space.
