Vulcan buys SLU site for Allen Institute

An entity related to Vulcan Real Estate paid $35 million for a site at 701 Ninth Ave. N. in South Lake Union where a seven-story office project is planned.

Vulcan's Real Estate Investment Strategy Director Lori Mason Curran said the long-term plan is to use the site to expand the Allen Institute for Brain Science. The Allen Institute now occupies a six-story building at 615 Westlake Ave N. that is kitty-corner from the site Vulcan just bought.

An entity related to Walton Street Capital is listed as the seller. Talon Private Capital and Lake Union Partners were developing the office project.

Talon and Lake Union Partners' plans called for about 163,000 square feet of office space, 16,000 square feet of retail and 180 underground parking spaces.

Mason Curran would not say what, if any, changes Vulcan might make to that project.

Perkins + Will designed the Talon/Lake Union Partners project and Lease Crutcher Lewis is the general contractor. Other team members are Coughlin Porter Lundeen, Glumac, PSF Mechanical, Sequoyah Electric and Karen Kiest Landscape Architects.
