Hotel, housing mix in 14-story ID complex

There would be 158 hotel rooms on the lower floors, 84 apartments in the middle and 14 condos on top.

Local developer Hotel Concepts is seeking permits from the city for a 14-story mixed-use tower at 616 Eighth Ave. S. that would combine a hotel with apartments and condos.

The 20,000-square-foot parcel was purchased in 2014 for $4 million by an LLC that is associated with the developer and a local hotel management company, Emerald Hospitality.

The site is at the northeast corner of Eighth and South Lane Street, immediately west of the Dearborn Street offramp from Interstate 5. An old one-story warehouse there will be demolished.

Local architect Studio 19 has designed a 150-foot building with 175 parking spaces on three levels below grade.

The complex would contain 158 hotel rooms on six floors, 84 apartments on the middle five floors, and 14 condominiums on the top two floors, with a roof deck above. Plans for the ground floor lobby show space for a restaurant.

The unnamed project is still in the permit application process. It would have Type I construction, meaning concrete and steel, as is common for taller, more expensive buildings.

Hotel Concepts' team also includes Jeffrey B. Glander & Associates (landscape architects) and Earth Solutions (geotechnical).

No start date or budget has been announced.
