Amazon signs lease for all of Midtown21

Midtown21 will be ready for occupancy next year.

Dallas developer Trammell Crow and financial partner MetLife announced Monday that Amazon has signed a long-term lease for all of Midtown21, a 21-story building at 1007 Stewart St. that is scheduled for completion next month.

The 300-foot tower will have 365,000 square feet of Class A space and be ready for occupancy next year. It is on the block bounded by Terry, Stewart, Boren and Howell.

In a statement, Trammell Crow's Mike Nelson said, “We welcome Amazon to Midtown21, and are excited they've continued to invest in the Regrade area.”

Amazon's director of real estate and facilities, John Schoettler, said, “Moving into Midtown21 is another example of our exciting growth in this city we are proud to call home.”

Howard S. Wright is the contractor for Midtown21 and LMN is the architect.

Midtown21 has 19,200-square-foot floor plates, and will have a great room for meetings and a 4,000-squre-foot fitness center. The team will seek LEED gold certification.

An LLC related to Trammell Crow bought the 20,750-square-foot site, formerly home to Williamsburg Court apartments, for $14.3 million in 2014. Trammell Crow also paid $7.5 million to the developers of an apartment project on the east side of the block, at 1800 Terry Ave., for a “floor-area covenant agreement” to gain extra height.
