The Center of Physical Arts would house tenants in wellness-related fields.

A vacant restaurant property at 2510 N.E. Blakeley St. near University Village has a new owner and new proposed use.

Columbia State Bank had previously considered putting a new branch on the property, which is north of University Village and close to the Burke-Gilman Trail. When those plans did not proceed, the bank sold the 13,504-square-foot site to Neal Zeavy for $2.34 million last December. The site is on the corner of 26th Avenue Northeast, east of the Union 76 gas station.

Zeavy has hired architect Miller Hull to design the Center of Physical Arts (or COPA). The first design review meeting is set for 6:30 p.m. tonight at Good Shepherd Center, 4649 Sunnyside Ave. N.

The proposal is for a three-story building under current zoning, with about 15,743 square feet. CrossFit gyms would occupy the first floor and part of the second. The second and third floors would have classrooms, offices and a yoga studio. A deck and landscaping are planned on the roof.

Offices and classrooms would be used by “multiple individual tenant businesses in wellness-related fields: CrossFit, chiropractic, physical therapy, massage, office, etc.,” according to the project documents.

Below-grade parking for eight vehicles would be accessed from 26th. There could be future single-family homes on a surface parking to the north, on part of the same property acquired from the bank, which is zoned for residential use. The old restaurant on the site, apparently closed since 2010, will be removed.

Total project size, including the parking, is about 22,000 square feet.

The COPA facility would replace the nearby CrossFit Deliverance gym at 4535 Union Bay Place N.E., in a building owned by Safeway.

SiteWorkshop is the landscape architect for the project.
