Modera Ballard opens with 132 apartments

Mill Creek Residential Trust has opened the 132-unit Modera Ballard, at 2003 N.W. 57th St.

Construction began in the fall of 2015, with Mill Creek as the builder and Tiscareno Associates as the architect.

Located on the southwest corner of 57th and 20th Avenue Northwest, the six-story building is two blocks north of the main commercial strip at Market and Leary.

Nearby are Ballard Commons Park, a QFC, the public library and Majestic Bay Theatres, and the area is well served by bus lines.

Mill Creek says the unit mix is studios; one-, two-, and three-bedroom apartments; and 14 live-work units. Underground parking holds 102 vehicles, and there is a bike room.

Modera Ballard has a fitness center, community room with indoor/outdoor fireplace, rooftop deck and a dog run.

In a statement, Tiscareno's Christopher Dowell said the design uses elements and materials “rooted in the neighborhood,” and creates a gateway into Ballard's commercial district.

Rents range from $1,720 to $3,175.

The Modera Ballard team also includes Bush Roed Hitchings, civil engineer/surveyor; Terra Associates, geotechnical engineer; Yu & Trochalakis, structural engineer; Communita Atelier, landscape architect; JRS Engineering, building envelope; and Lair Design interiors.

Mill Creek has other projects underway on South Jackson Street, at Yesler Terrace and in Redmond. The company is also preparing plans for the Bonney-Watson Funeral Home site along Broadway on Capitol Hill, though that project has not been formally announced.

Dallas-based Mill Creek has a Seattle office, It has completed projects on Capitol Hill and in South Lake Union, and all carry the Modera brand.
