Norris, Beggs & Simpson

Last week Norris, Beggs & Simpson announced it had won the property management assignment for Crossroads Office Park. This week, Norris, Beggs & Simpson announces the sale of the 42,834-square-foot building in Bellevue. Parkwood Limited Partnership bought the property from CPR Investments for more than $6 million. Craig E. Hill, vice president of Norris, Beggs & Simpson's Capital Asset Group, represented the buyer, and Tim Nelson of Regency Group Commercial Realtors represented the seller. The building is 100 percent leased. Tenants include WatchMark, InfoAccess Inc., SunGro Horticulture and TCI Network Solutions. Hill said the deal shows his firm's capabilities in executing a 1031 exchange. It refers to an Internal Revenue Service rule stating no gain will be taxed on the exchange of any type of investment property for another. In this case, Parkwood exchanged a mobile-home park in Sequim for the Crossroads building. "We are doing the property management. We are doing the mortgage on the property," Hill said. "So we've been able to solve all of our client's problems under one roof."

Kensington

Mark Carpenter is one of the first independent developers in the area to invest in T-1 technology for a multi-family housing project. He is providing T-1 Internet access at his new Kensington Gate, a gated community in Tacoma. Residents will be able to surf the net on a 1,000-lane super highway compared to the congested 4-lane freeway that typical home dial-up Internet access provides, said Carpenter of Bellevue. "For large-scale developers, high-speed Internet access is not uncommon, but for an independent developer, it's forward thinking," said Craig Bloomfield, senior editor of Multi-Housing News.
