There was a time, not quite a generation ago, when refinancing your home or taking out a second mortgage was reserved for sending a kid to college or putting grandma into a nursing home.
Now, homeowners check home-loan rates as readily as college-hoop scores. They know the players and are ready, willing and able to belly up to the loan counter or keyboard at the drop of a hat -- or one percentage point.
