UW: Top 10 capital projects

The University of Washington Medical Center has been a hive of construction activity for the past several years and will remain so. The $210.5 million Montlake Tower addition opened in 2012, and soon the next phase — topping our list at $186.3 million — will be under way.

A few notes about the list: The dollar amounts refer to total project budgets. Start and finish dates are just for construction — in most cases, the buildings won’t be open for another month or two after the finish date.

The information below is from the UW Capital Projects Office and the UW Office of Planning and Budgeting. It includes projects that are in design, construction or closeout. Some major projects that have been announced but are very early in planning, such a proposed $100 million computer science building, weren’t included.

UW Medical Center

1. UW Medical Center expansion, Phase 2

Finishing 107,000 square feet of shelled spaces in the new Montlake Tower and renovation of 137,000 square feet in Pacific and Muilenburg towers.

Budget: $186.3 million

Location: Seattle

Architect: NBBJ

General contractor: Mortenson

Start: March 2014

Finish: May 2017




2. Maple and Terry halls

Two seven-story residential buildings totaling 390,000 square feet and 1,090 beds. Housing and Food Services offices will also be located there. Two existing buildings will be demolished.

Budget: $133 million

Location: Seattle

Architect: Mithun

General contractor: W.G. Clark Construction Co.

Start: February 2014

Finish: July 2015



3. Animal Research and Care Facility

A two-story, underground building that connects to the Foege Building and Hitchcock Hall. The building will provide flexible housing for large and small animals and primates.

Budget: $123.5 million

Location: Seattle

Architects: ZGF, Flad Architects

General contractor: Skanska USA

Start: April 2015

Finish: April 2017

Mercer Court

4. Mercer Court

Five seven-story residential buildings with a total of 926 beds above a 160-stall concrete parking garage. The total area of all the buildings is around 460,000 square feet.

Budget: $118 million

Location: Seattle

Architects: Ankrom Moisan Architects, Clegg Bradley Studios

General contractor: W.G. Clark Construction Co.

Start: August 2011

Finish: August 2013


5. Lander Hall

Replacement of Lander Hall with a new seven-story, 242,000-square-foot residence hall. The new building will have 652 beds and an underground parking garage.

Budget: $77 million

Location: Seattle

Architect: Mithun

General contractor: Walsh Construction

Start: June 2012

Finish: November 2013



6. Burke Museum

A 110,000-square-foot replacement building for the Burke Museum. It’s planned for a site west of the existing museum.

Budget: $75.5 million

Location: Seattle

Architect: Olson Kundig Architects

Start: September 2015

Finish: April 2017

UW Bothell Science and Academic Building

7. UW Bothell Science and Academic Building

This 75,000-square-foot classroom building will include 430 classroom seats, 11 science laboratories and a 200-seat lecture hall.

Budget: $68 million

Location: Bothell

Architect: THA Architecture

General contractor: Lease Crutcher Lewis

Start: July 2012

Finish: March 2014

Denny Hall

8. Denny Hall renovation

Denny Hall is the oldest building on the UW campus. The 90,000-square-foot classroom building will receive an array of building-systems upgrades, including structural and information technology infrastructure improvements.

Budget: $51.6 million

Location: Seattle

Architect: THA Architecture

Start/finish: To be determined



9. Montlake Triangle

This multi-agency project has several components around the intersection of Northeast Pacific Street and Montlake Boulevard Northeast. Work will involve lowering Northeast Pacific Place, constructing a land bridge that will connect the Montlake Triangle and the lower Rainier Vista, and completing site improvements. A new Sound Transit pedestrian bridge will cross Montlake Boulevard. Funding comes from UW, Sound Transit and the Washington State Department of Transportation.

Budget: $36.7 million

Location: Seattle

Designers: KPFF Consulting Engineers, Gustafson Guthrie Nichol

General contractors: Sellen Construction, Gary Merlino Construction

Start: January 2014

Finish: April 2015

Note: Dates refer to work on the land bridge. The Sound Transit pedestrian bridge is 85 percent complete.

Fluke Hall

10. Fluke Hall renovation

Fluke Hall is a research building. Work involves upgrades to its infrastructure to support lab and clean-room tenant improvements.

Budget: $31.5 million

Location: Seattle

Architect: HDR Architecture

General contractor: Sellen Construction

Start: January 2014

Finish: July 2015
