Tarragon announced this week that it has a new director of construction. That would be Shawn O’Leary, who makes the move from Holland Partner Group. Company president Dennis Rattie said of O’Leary, “Shawn’s extensive background in complex residential projects, and deep understanding of construction management, make him a strong addition to our team. His leadership will be instrumental as we continue to grow and execute our development pipeline.”

Ryker

The Port of Everett has tapped Tim Ryker as its new marine terminals director. Ryker, joining the Port of Everett's Seaport team on April 1, brings over 20 years of experience in maritime and stevedoring to his new role managing cargo operations in Everett. In his new position, Ryker will collaborate with Seaport leadership to manage customer and tenant relationships, ensure proper facility and equipment maintenance, and oversee day-to-day operations across the port's international shipping facilities. Prior to joining the port, Ryker served as general manager at Pasha Stevedoring & Terminals where he oversaw stevedoring operations in the ports of Grays Harbor, Longview, Everett, Port Angeles, and Portland. His role also involved coordinating activities among managers and maintaining strong relationships with customers, the International Longshore and Warehouse Union locals, and the port workforce. Before his time as general manager, Ryker held several other key positions at Pasha Stevedoring & Terminals during his decades-long tenure, including operations manager and assistant operations manager. He began his career at the Port of Los Angeles as a vessel superintendent where he supervised daily stevedoring operations, coordinated ILWU personnel, and ensured the timely and accurate delivery of cargo. Ryker will replace Walter Seidl, the port's current marine terminals director, as he transitions into his retirement later this year after working for the port for 12 years. Seidl's maritime career spans more than 40 years. During his tenure at the Port of Everett, he was a key member of the port's Seaport Modernization team that has worked strategically to invest more $150 million over the past decade to modernize and green its maritime facilities.

Ogletree Deakins

Ogletree Deakins added Daniel Crowner to the firm's Seattle office as a shareholder. He joins the firm from Jackson Lewis. Crowner serves as counsel to a wide range of employers, from small businesses to large corporations, in the defense of complex and high-exposure litigation. With a legal career spanning nearly two decades, Crowner is experienced in a myriad of workplace law matters, including disability and reasonable accommodations, unlawful discrimination, family and medical leave, hostile work environment, retaliation, harassment, wage and hour disputes, wrongful termination, and breach of contract. He has experience representing employers before state and federal courts, the Equal Employment Opportunity Commission, the Washington state Human Rights Commission, the Washington state Department of Labor and Industries, and the Washington state Employment Security Department. He also handles mediations, alternative dispute resolutions, arbitrations, and workplace investigations. Crowner holds a J.D. from the Seattle University School of Law and a B.S. from the University of Washington. Ogletree Deakins is a labor and employment law firm representing management in all types of employment-related legal matters.

Gantry finds $12M for Tukwila industrial buy

As the DJC reported in January, a Tukwila warehouse traded for about $20.2 million to an LLC associated with Davis Property & Investment and Robison Investment Properties. Its nearly 109,000 square feet are fully leased. Principal Life Insurance then loaned $12.1 million for the purchase. Gantry said this week that it arranged the 7.5-year, fixed-rate, non-recourse loan. Tim Brown and Mike Wood led the effort. The latter said in a statement, “This was a time sensitive acquisition that started negotiations and due diligence in late 2024. We were able to lock a rate in November of last year to begin the formal purchase negotiations with a loan in place.” The loan features an introductory interest-only period, followed by 30-year amortization for the remaining term.

Aegis adds to board

Based in Bellevue, but a developer of senior housing communities all over the West Coast, Aegis Living announced two new board members this week. Richard Galanti previously held high executive positions during his four decades at Costco . Aegis said in a statement, “Galanti’s extensive experience in financial management and strategic planning is expected to provide invaluable guidance as the company continues to innovate and expand its services to meet the evolving needs of seniors.” And Ally Svenson (pictured), still running MOD Pizza , has what Aegis calls, “expertise in scaling businesses while maintaining a strong company culture.”

Broderick Group has hired a pair of associates. The announcement came last week. Mick Larsen and Samson Toro will focus on leasing industrial and flex leasing. Toro makes the move from Infinity Solar. Broderick says of the pair, “Their combined knowledge of industrial real estate, transactional strategy and client-driven solutions will play a crucial role in expanding Broderick Group’s presence in key submarkets.”

AHBL has promoted Tyler Watkins, in the Tacoma office, from senior civil engineer to civil project manager.

Watkins has eight years of experience as a civil engineer working with architects, developers, design-build contractors, private owners, and public clients. His work includes design on residential, commercial, and industrial projects, which provides him with a comprehensive understanding of all aspects of land development engineering.

Watkins has worked with many municipalities throughout Western Washington.

Outside the office, he is an active member of NAIOP, the Commercial Real Estate Development Association.

Mackenzie announced that Alexius Tan has been recognized as an associate. A licensed professional and structural engineer, Tan has nearly a decade of industry experience and has tackled a diverse range of projects while at Mackenzie, including industrial, public and essential facilities, and advanced tech facilities.

Doug McArthur has also been recognized as an associate. McArthur is a professional engineer on Mackenzie's structural team, and in his nearly five years of experience at the firm, has worked on a wide variety of public and industrial projects. He earned his degree from Cal Poly, San Luis Obispo.

Stephan Ahn has also been recognized as an associate. Ahn received his Masters in Civil Engineering from the University of Washington and is a licensed engineer. While at Mackenzie, he has worked on a diverse variety of projects, from public buildings to complex industrial manufacturing facilities.

Justin Abraham has been recognized as a senior associate. A registered architect, Abraham has over 14 years of experience in the industry and is known for helping deliver efficient, functional, and well-designed buildings from due diligence and project scoping all the way through construction administration.

Sarah Werner has also been recognized as a senior associate. An architect with over 15 years of experience, Werner is an instrumental leader, mentor, and technical professional. Her passion for design excellence and client service is reflected in the delivery of Mackenzie's advanced technology and public projects.

Michael Chen, a land use planner, has been named the firm's Seattle branch manager. Chen has been an integral member of the Mackenzie Seattle team for over sixteen years, and in the industry for nearly three decades. He has been a trusted land use advisor in a wide variety of different market sector projects and consulting services, including industrial, retail, and public facilities. Chen is a board member for NAIOP Washington; a long-time member of ICSC; and is engaged with the Washington Public Ports Association. He has served on the Planning Commission for the city of Renton where he assisted the city in earning several Governor's Smart Communities Awards. Chen has also been a leader in community engagement and volunteering. He offers guidance as a professional council member to the University of Washington Masters Urban Planning program and as a volunteer for ACE mentorship.

Lauren Waterton has joined Parametrix as a senior consultant. She has over 30 years of project management, urban planning, and consulting experience.

Waterton comes to Parametrix from a regional Rocky Mountain firm where she served as director of land development. In this role, she led a team of engineers, planners, and landscape architects managing residential and commercial subdivisions, site plans, and a wide variety of public sector planning and transportation planning projects.

Her expertise includes feasibility studies, entitlement strategy, site/area master planning, and active transportation planning. She holds a certification from the American Institute of Certified Planners.

At Parametrix, she joins the site development team and will be based in the firm’s new office in Ashland, Oregon where she has lived for the past four years. Waterton will contribute to planning, community development, and active transportation and trail projects in Southwest Oregon.

Tulalip Resort Casino is currently undergoing expansion and major renovation, with an anticipated completion later this year. The 70,250-square-foot addition will feature expanded gaming opportunities and amenities and will highlight the Tulalip Tribes' culture and traditions.

Phillips succeeds Peter Draper, who retired in March after years of service to the company. With decades of experience helping large-scale organizations successfully implement and maximize enterprise technology solutions, Phillips brings a proven track record of driving strategic leadership, process optimization, and customer-centric innovation. His expertise spans SaaS implementation, professional services management, and cross-functional collaboration.

Shiftboard's workforce scheduling technology empowers shift-based operations—primarily in manufacturing and energy industries—to manage complex employee scheduling needs and improve workforce agility by providing intelligent scheduling solutions, real-time workforce insights, and seamless integrations. As vice president of professional services, Phillips will lead Shiftboard's professional services team as they guide customers to maximize the value of Shiftboard's advanced employee scheduling technology through expert implementation and ongoing partnership. Phillips joins Shiftboard from WorkJam, where he served as vice president of professional services. Prior to WorkJam, he held leadership positions at Ceridian HCM, where he managed a customer portfolio exceeding $240 million.
