Summer means property tours, and our local chapter of the Urban Land Institute is offering a pair of such visits this month and next. First, on July 20, is the Schoolhouse District, over in Woodinville. That phased mixed-use project from MainStreet Property Group has portions both completed and underway; under construction right now is the 207-unit Eastrail Flats. Then, on Aug. 10, you can see the mostly mass timber Northlake Commons, which is rising next to Dunn Lumber (the landowner) and Burke-Gilman Trail. The exterior facade and windows are starting to cover the lovely wooden beams within. The developers are Hess Callahan Partners and Mark Grey of Stephen C. Grey & Associates. Weber Thompson is the architect, and Swinerton the builder. Details and registration: northwest.uli.org.
Acting as its own builder, SRM Development broke ground about a year ago on its two apartment buildings to flank the landmarked Knights of Columbus hall, near the Pike-Pine corridor on Capitol Hill. Runberg Architecture Group is the designer. The 178-unit Gridline apartments, north and west, should be done in the fourth quarter of this year, says SRM. But what about the century-old former fraternal hall in the middle? The over century-old building, with some 29,386 square feet, is now on the market. The listing popped up in recent weeks from Kidder Mathews, with Steve Pelluer as the broker. The building, which is apparently turnkey-ready, could be sold — with an asking price of nearly $10 million — or leased by the right tenant. It's very much a specialty offering, with “two large ballrooms, a full bar, kitchen, bowling alley, former spa and pool area, gymnasium and locker room,” per the listing.

Bryan Powell has been elected the next vice president of Lane Powell. He replaces Tom Sondag, who is retiring after serving as vice president and partner in charge of the firm's Portland office since 2014. Powell joined the firm in 1994, and advises clients on all aspects of real estate development, financing, leasing, and management. He will continue to serve clients throughout his appointment. Powell has been recognized in the Best Lawyers in America rankings, and named one of America's Leading Lawyers for Business in Real Estate by Chambers USA, as well as an Oregon Super Lawyer by Thomson Reuters. He is a Fellow of the American College of Real Estate Lawyers, a Fellow of the American College of Mortgage Attorneys, and a member of The Counselors of Real Estate. Powell also serves on the Executive Committee of the Real Estate and Land Use Section of the Oregon State Bar, and formerly served on the advisory board for the Portland State University Center for Real Estate. Sondag has been a member of the Lane Powell team for nearly 39 years. He graduated from the University of California at Berkeley School of Law in 1984, and began practicing law thereafter. Sondag served as lead counsel in more than 200 appeals in state and federal courts.
Jenifer McMahon joined Alliant Insurance Services as vice president within its Employee Benefits Group. In this role, the Seattle-based consultant will provide a full range of strategic benefits solutions to client's throughout the Pacific Northwest. McMahon is an experienced health and benefits consultant and relationship manager, with decades of experience in the industry, Prior to joining Alliant, McMahon was a senior consultant & relationship manager in the Health & Benefits practice of a global human resources consulting firm. A Registered Health Underwriter, she earned her bachelor's degree from the University of Washington. Alliant Insurance Services is a distributor of diversified insurance products and services operating through a network of specialized national platforms and local offices.
Qualtrics, a cloud-native software provider and creator of the experience management (XM) software category, announced the completion of its acquisition by Silver Lake, a global technology investor firm, in partnership with Canada Pension Plan Investment Board (CPP Investments). Silver Lake and its co-investors, together with CPP Investments, have acquired 100% of the outstanding shares in Qualtrics that Silver Lake does not already own. Qualtrics' common stock has ceased trading on the NASDAQ stock exchange. In connection with the close, Accel, a global venture capital firm, as well as BDT & MSD Partners, a merchant bank built to serve the needs of business owners and strategic, long-term investors; and DFO Management, the family investment office of Michael Dell, have joined Silver Lake in investing in Qualtrics. Morgan Stanley acted as financial advisor to Qualtrics, and Goodwin Procter as legal advisor. Qualtrics is co-headquartered in Provo, Utah and Seattle and operates out of 28 offices globally.


BCE Engineers announced the promotions of Jim Smith, PE, RCDD; and Justin Rodgers, PE, to the position of principal.
Both bring extensive expertise, leadership qualities, and unwavering dedication to their work. As principals, Smith and Rodgers will play vital roles in shaping the company's strategic direction, nurturing client partnerships, and mentoring emerging engineers.
Smith has spent the last 16 years with BCE and helped establish the firm as a leader in telecommunications design. He has directly contributed to the growth of the company's electrical department through his work on nationwide Department of Defense (DoD) contracts, tribal projects, and port work.
Rodgers has been with BCE since graduating from Washington State University with a degree in mechanical engineering 17 years ago. He has worked with nearly 20 school districts across the state, as well as numerous projects for the DoD.

Cushing Terrell has promoted Charlie Deese, AIA, NCARB, to the role of director of education design.
He joins co-directors Corey Johnson and Jim Beal to help strengthen and build client relationships and business development for the firm's work in the education market.
Deese is a recognized design professional and project manager with experience in the education, commercial, and residential markets as well as expertise in planning and large development projects. In recent years, he has focused specifically on Cushing Terrell's master planning and education design projects, demonstrating his skills as a senior managing architect, programming, design, and team lead. Deese specializes in leading project teams and stakeholder groups through a collaborative and inclusive visioning, programming, and design process to successfully identify and incorporate client and community goals into tailored solutions for each project.



Parametrix has added three planners in the northwest.
Erin David, AICP comes to Parametrix from Alta Planning + Design. She brings over a decade of experience in transportation safety, wayfinding, network development, multimodal planning, and Safe Routes to School projects. David joins the Transportation team in Portland, providing planning services to clients in Oregon and beyond, such as the Oregon Department of Transportation and City of Vancouver.
Matilda Evoy-Mount comes to Parametrix from ICF where she served as a senior environmental planner. She brings over 13 years of experience in planning and environmental compliance under the National Environmental Policy Act, California Environmental Quality Act, and the Endangered Species Act. Evoy-Mount joins the firm's Environmental Planning and Compliance team in Seattle supporting clients including the City of Seattle, King County, and Washington State Department of Transportation.
Daniel Harris comes to Parametrix from Kimley-Horn and Associates. He has over 10 years of planning and implementation experience in transportation, land use, and urban design. Harris joins the Seattle Transportation team, serving cities, counties, and transit agencies across the Puget Sound region.



WJE Seattle announced that Andrew Stanton recently earned his professional engineering license in the State of California. And that Anita Simon, AIA, and Jonathan Kovach, PE, presented at SeaBEC's June meeting, “Peering Into Enclosure Details”.
Stanton holds a Bachelor and Master of Science in Architectural Engineering from the Pennsylvania State University. He specializes in the investigation, analysis, and repair of buildings, addressing both structural and building enclosure performance. His projects encompass a variety of roofing, waterproofing, and enclosure systems, with an emphasis on addressing moisture egress in the Pacific Northwest climate. His practice includes litigation support, insurance claims and investigations, and rehabilitation design, and his digital skills include computer analysis with SAP and RISA, and graphics development through SketchUp, Bluebeam, and CAD. Stanton is a member of the Seattle Building Enclosure Council and the Structural Engineers Association of Washington.
Simon has been the project architect for numerous contemporary and historic structures. Through investigation, repair design, and field observation during construction, she is experienced in the design, installation, and performance characteristics of a variety of enclosure assemblies and materials. Her work involves peer review of building enclosure systems, condition assessments, and evaluation of assembly or material failures followed by the development of repair recommendations. She is a registered architect and has presented on the topics of historic masonry investigation, repairs, and insulation retrofits; fiber cement siding materials failures; enclosure maintenance; and design for high-performance building enclosures. Simon is a member of the American Institute of Architects, the Association for Preservation Technology Northwest Chapter, the National Council of Architectural Registration Boards, and the Seattle Building Enclosure Council.
Kovach is a professional engineer and building enclosure consultant experienced in building enclosure condition assessments, design peer reviews, building enclosure commissioning, field testing, investigations of new and existing structures, repair design, and construction phase services for various building types. Since joining WJE in 2003, he has provided professional services for numerous projects involving a variety of building enclosure systems including brick masonry, stone, terra cotta, wood, windows, curtain wall, storefronts, skylights, metal wall panels, roofing, and waterproofing. Kovach is a member of the Seattle Building Enclosure Council and the Association for Preservation Technology Northwest Chapter, and is a voting member on the Existing Masonry Committee and part of the Masonry Stabilization Subcommittee of The Masonry Society.

General contractor Swinerton named Nick Vovakes as vice president and division manager of its Seattle office. Vovakes has over 20 years of construction industry experience, most recently as operations manager at Swinerton, where he has worked since 2011. The company says Vovakes has been instrumental in increasing its health care footprint and providing leadership to expand the Seattle office's target markets. The Seattle office is expanding its mass timber work, along with health care and life sciences projects. It also focuses on self-performed work. Vovakes' predecessor, Dave Worley, will retire in October after 21 years with the company. Swinerton is headquartered in Concord, California, with Pacific Northwest regional offices in Seattle, Spokane, Portland and Boise.

Emilie Moeckel Bolduc is the new chief commercial officer at Edo, a data-driven energy management firm helping buildings decarbonize. Bolduc now leads all sales and marketing activities for Edo, leaning on her expertise in energy efficiency, renewable energy and sustainability. She recently was vice president of distributed energy resources for New York Power Authority, and previously held sales and client management roles at Ecova. Edo was formed as a partnership between two utility and built environment leaders: Spokane-based Avista and Seattle-based McKinstry.
The Tacoma City Council is seeking applicants to fill 12 positions on the Equity in Contracting Advisory Committee. This will include one community member from each of the five council districts; six contractor representatives; and one representative from the Tacoma Public Utilities service area. The contractor representatives will be from minority business enterprise, women business enterprise, small business enterprise, disadvantaged business enterprise, large prime, and union signatory firms. The committee is responsible for monitoring compliance with the city's municipal code, promoting awareness of the EIC program, and providing advice to the EIC program manager.
