Signs of spring thaw in the market ... The pent-up demand for office space in downtown Seattle is akin to a frozen logjam with potential tenants waiting for the spring thaw to see who ends up where. But the rumor mill is certainly heating up. Today's focus is on Pioneer Square where the buzz has Starwave taking the last major space at the Samis Foundation's historic Smith Tower, now undergoing a $22 million restoration, and Anderson Consulting taking the first major chunk of space at Opus' proposed Opus Center @ Union Station.
