Portland-based Homestead Capital has closed two private equity funds that raised $78 million to develop low-income rental housing. Homestead Capital is a nonprofit syndicator that forms partnerships with corporations, reinvests the capital in affordable housing, and delivers tax credits to investors. Investors in the $60 million Homestead Equity Fund V include Fannie Mae, Wells Fargo Bank, U.S. Bank, The Standard, and Bank of the West. Homestead Western Communities Fund, formed to meet the needs of smaller community banks, closed with $18 million in capital. Investors include Columbia Bank, Banner Bank, Bank of the West, South Valley Bank & Trust, Bank of the Cascades, River City Bank, Cashmere Valley Bank, Columbia River, Bank of the Pacific, Cowlitz Bank and Pacific Continental Bank.
Rob Aigner, Jim Bowles and Mark Flippo have earned the Society of Industrial and Office Realtors designation. Bowles is managing director of CB Richard Ellis, Aigner is executive managing director of Colliers International and Flippo is co-founder and principal of Pacific Real Estate Partners. They were approved as SIOR members at the group's fall conference in Chicago. Patrick Gemma, senior development manager with Panattoni Development, joined SIOR as a developer associate.
The Urban Land Institute's Emerging Trends program is 7:30 a.m. Dec. 8 at the Westin Bellevue, 600 Bellevue Way N.E. Greg Johnson of Wright Runstad & Co. will lead the panel discussion. Topics include investment trends, capital markets, multifamily, retail, office, industrial and hotel development. Speakers are Peter F. Korpacz of PricewaterhouseCoopers, Matthew Gardner of Gardner Johnson and Leslie Williams of Williams Marketing. Wasatch CEO Dell Loy Hanson and Vice President Paul Willie will speak about their company's $1.2 billion Washington Square project at CREW's 11:45 a.m. Dec. 8 lunch at the Washington Athletic Club, 1325 Sixth Ave., Seattle. Washington Square is a mixed-use project in Bellevue. Cost is $35 for members of Commercial Real Estate Women and $50 for others. 2200, the mixed-use project under construction in Seattle, won 17 awards in The Nationals, a home sales and marketing competition. Seattle-based Milliken Development was 2200's developing partner and Vulcan Inc. was the financial partner before it bought Milliken's interest earlier this year. The project won 10 regional awards and seven silver awards, for marketing, landscaping, urban sales office and attached-home plan. Milliken also announced its latest project: a $180 million mixed-use project in downtown Minneapolis modeled after 2200. President Don Milliken said he has bought property for the project, but did not give the sales price. The project will have a 76,000-square-foot Whole Foods, 250 luxury condos and 6,500 square feet of retail. Groundbreaking is set for the spring of 2007. Milliken has selected RSP Architects to design the structure, but has not announced a contractor.
Bellevue-based Continental Properties has sold more than 100 residences at Canal Station, a mixed-use condo project in Ballard. The $80 million first phase will have 169 condos, retail and underground parking. The second phase will begin in the second half of 2006, with another 110 condos and more retail. Rennie Marketing Systems is marketing the project and John L. Scott is listing the residences.
Investor Resource Center of America has started a Puget Sound chapter. IRC America is a new program by real estate expert Ron LeGrand. Coldwell Banker Bain is working with the Forgotten Children's Fund, which provides gifts and food to 3,500 children and 850 families. Over the years, Coldwell Banker agents have donated more than $700,000 to non-profit organizations through the community partnership program.

Sales associates and staff members from 11 Seattle area Windermere offices teamed up with the Windermere Foundation this fall and donated nearly $25,000 to the Seattle/King County Coalition for the Homeless Project Cool for Back-to-School program. It provides supplies and shoes for homeless children.
The Western Washington Chapter of the Institute of Real Estate Management will host its 20th-annual Forecast Breakfast at 7:30 a.m. Dec. 1 at the Meydenbauer Center in downtown Bellevue. Lynn Michaelis of Weyerhaeuser will give the keynote.
