Lewis completed demolition work over the summer at Lakeside School’s Allen-Gates Hall to minimize disruptions to the campus.

Lakeside School Allen-Gates Hall

Location: Seattle

General contractor: Lease Crutcher Lewis

Owner/developer: Lakeside School

Primary designer: LMN Architects

The project included an addition and complex renovation of an occupied building on an active school campus.

The Lewis team planned the optimal sequence of construction to accomplish the changes efficiently and to safely separate the work from occupied spaces.

Step one was to remove existing structures like a greenhouse and the terrace parapet, and then remove a little-used exterior light well to make room for expansion. Next, the second-story classrooms were bumped out to make room for an interior hallway.

Lewis developed a phasing plan that scheduled critical and disruptive work, such as demolition, to happen over the less-active summer months. Lewis’ superintendent developed an extremely detailed schedule using Last Planner, a lean-construction tool.

This collaborative approach fit together the complex elements of the phased construction process, improved communication and permitting, and helped secure on-time delivery.
