Onni Group is years — and millions — deep into the redevelopment of the two former Seattle Times blocks it owns just north of Denny Way. At the same time, just west of that sprawling South Lake Union apartment and office project, an apartment tower planned at 121 Boren Ave. N. has been on ice for years. That increasingly looks to be Onni's next move on the busy but shrinking SLU chessboard.
H5 Capital owns the main building at 121 Boren, with the Times as the name tenant. H5 also has a master use permit to demolish a secondary structure (the vacant old 13 Coins building), on the corner of John Street, and erect the new 121 Boren tower. That 41-story, 432-unit apartment project was designed by VIA Architecture. H5 has no plans to develop the project itself.
