Populus Seattle transforms the historic 1907 Westland Building into a 120-room boutique hotel that blends heritage, biophilic design, and sustainability. JTM Construction achieved a 36% reduction in embodied carbon through adaptive reuse and delivered net-negative emissions with carbon offsets and a ‘One Night, One Tree’ program.

Inside, nature-inspired spaces feature salvaged timber and a rooftop prairie for pollinators. Client satisfaction was ensured through weekly stakeholder meetings, transparent cost tracking, and collaborative solutions for design refinements like expanded daylighting and food-waste composting.

Despite a tight downtown site, the hotel opened on schedule in May 2025, meeting Urban Villages and Aparium’s brand and sustainability goals. Today, Populus stands as a carbon-positive destination that honors history while elevating guest experience and environmental stewardship.
