Grand Street Commons

The Grand Street Commons project transformed a challenging 3.2-acre site in South Seattle into a vibrant, transit-oriented community near the future Judkins Park light rail station.

Developed through a partnership between Mount Baker Housing Association and Lake Union Partners, the project delivers 775 new homes across three buildings — 206 affordable units in GSC South, 287 in GSC East, and 282 in GSC West — along with parking, commercial space, and public plazas. Beyond housing, the team completed major street realignments, alley vacations, and integrated community artwork.

One of the greatest challenges was environmental remediation, requiring removal of over 14,000 tons of contaminated soil and innovative solutions to groundwater and unsuitable soils. Through collaboration and adaptability, the team delivered 800,000 square feet of high-quality housing and amenities on schedule and below cost.
