The Metropole

W.G. Clark Construction

The Metropole project restored two historic Pioneer Square buildings — the Metropole and Busy Bee — vacant for 15 years and originally built in 1892. W.G. Clark began with selective demolition in tight, hazardous conditions, removing deteriorated structural elements and shoring fragile walls to prepare for seismic upgrades.

Despite environmental hazards and complex logistics in a dense urban setting, the team achieved a perfect safety record — no injuries, lost time, or violations — through meticulous planning and protection measures.

The renovation added modern features like elevators, LEED Platinum systems, and nearly 2,000 square feet of meeting space reclaimed from historic underground areaways. Today, the Metropole blends history, sustainability, and community purpose, serving as a vibrant hub for equity, art, and nonprofit collaboration while honoring Seattle’s past.
